The architectural language uses shaded loggias, stone and coastal planting to relate the new buildings to the existing village. A purchaser should compare the individual floorplan, terrace, service charges and construction timetable rather than rely on a lifestyle rendering alone.
The marina and village setting
Luštica Bay describes a 115-berth marina, beaches, waterside dining and The Chedi hotel within the wider Marina Village neighbourhood. The 1.8-kilometre Lungo Mare waterfront path connects amenities, allowing a holiday routine that is not dependent on a car.
Property ownership does not automatically include a berth. A yacht owner needs a separate marina agreement and confirmation of the craft’s length, beam, draft, services and actual availability.
Payment terms and future use
The advertised scheme mentions a ten-percent initial payment and interest-free instalments extending up to two years after delivery for qualifying Mirta homes. The developer also describes managed rental options once a residence is finished, but rental returns are not guaranteed.
An overseas buyer should obtain independent advice on contracts, title, tax and ongoing costs. Marketing claims about convenience and investment potential must be tested against the precise purchase documents.
A practical Adriatic base
An apartment near the quay can support short stays before or after a coastal passage and give guests more independence during an extended trip. It is best treated as a complementary shore address rather than a substitute for navigation or berthing arrangements.
