A completed sale on Maryland's South River
Misty Morning Marina in Edgewater, Maryland, has changed hands following a US$1.1 million transaction arranged by Hyatt Commercial. The brokerage represented seller Redemption Song, while the purchaser, AYB Marina LLC, owns the neighbouring Anchor Yacht Basin, giving the deal a practical connection to an established boating business on the South River.
The property stands on Selby Bay near the river's entrance to Chesapeake Bay, a popular cruising area for both local owners and visiting yachts. Unlike a proposed marina concession or an announcement of future funding, the sale has been reported as completed, with buyer and seller identified.
Hyatt Commercial's Cecil Cummins, Owen Wellschlager and Jeff Griesbauer handled the seller's representation. The announcement does not disclose whether existing customer agreements will change or set out a redevelopment programme, so neither should be assumed.
What the buyer has acquired
Misty Morning comprises approximately 3.59 acres and about 693 feet of waterfront frontage, giving the property a defined stretch of shoreline rather than a small standalone berth. Its existing infrastructure includes two piers, a boat ramp and a recently renovated building of approximately 3,296 square feet.
These features can support recreational boating activity, but the precise berth inventory at Misty Morning is not established in the published sale information. It would therefore be misleading to describe the neighbouring marina's capacity as a verified capacity for the property that has just changed hands.
Yacht owners considering dockage at any newly acquired facility should check current access, water depth, electricity, insurance requirements and whether haul-out services are provided on site or at another nearby yard. A waterfront sale does not automatically make all of those services immediately available.
Anchor Yacht Basin provides an established neighbour
The purchaser already owns Anchor Yacht Basin, which is situated next door near the mouth of the South River. That marina is reported to offer 125 wet slips for boats roughly 20 to 80 feet in length, or about six to 24 metres, as well as space for catamarans.
Anchor Yacht Basin also provides fuel, winter storage and boatyard services, an established operating base that may be relevant as the new owner considers how to use the additional waterfront. Hyatt Commercial has described the adjacency as a good fit, but the report does not confirm the physical merger of the two marinas or a new combined berth count.
For owners of smaller luxury yachts, having local service capability within the same area can make routine upkeep and winter planning easier. The practical benefit still depends on staff availability, suitable equipment and clear booking arrangements.
What happens after the property transfer
The new ownership gives AYB Marina a larger presence in an established boating area, with the potential to coordinate its use of shoreline, buildings and supporting services. Those possibilities are business context, not announced construction work or proof that a particular upgrade has been approved.
Buyers of waterfront businesses must still consider environmental permits, flood exposure, maintenance of pontoons and the long-term costs of keeping coastal infrastructure resilient. Such concerns are especially important in a region exposed to seasonal storms and busy summer vessel movements.
Griesbauer, Hyatt Commercial's vice president of marina and waterfront industrial, expressed confidence that the buyer's local experience would support the property's future. No final development timetable or new operating brand was confirmed in that statement.
The photograph accompanying this report depicts the actual Misty Morning Marina property and was issued with the transaction coverage by Hyatt Commercial. It is not a photograph of an unrelated Chesapeake Bay marina or a rendering of unapproved future work.
