The first estates are handed over

Waldorf Astoria Residences Costa Rica Punta Cacique has completed and delivered its first three cliffside Estate Homes overlooking the Gulf of Papagayo. Hilton announced the milestone on 21 July 2026 within the 600-acre Punta Cacique master-planned community in Guanacaste. The developer also reported that more than half of the collection of 22 homes had sold, with a final release of ten properties offered to purchasers.

The distinction from the site's eight bookable resort residences is important: these Estate Homes are being sold as private residential property, not merely as a new category of short-stay hotel suite. Prospective purchasers must consider ownership arrangements, ongoing service obligations and local real-estate requirements separately from a holiday reservation.

An oceanfront design on a substantial scale

The two- and three-level estates have four or five bedrooms, interior living areas ranging from approximately 4,444 to 5,736 square feet, and total living area reaching about 11,027 square feet when multi-level terraces are included. Private pools, outdoor kitchens, elevators and open living areas are designed to take advantage of the peninsula's views and sea breezes. Some homes incorporate a second ocean-view pool.

Designers GarnierArquitectos, RoblesArq and EDSA have been involved in shaping the development, whose landscape and buildings are intended to sit within the contours of the bluff. The appeal of a dramatic elevated location needs to be balanced against practical questions about access, weather exposure, exterior maintenance and the arrangements for any future changes to the property.

Services and the wider Punta Cacique project

Owners can use concierge support and selected Waldorf Astoria resort amenities, including restaurants, spa, beach club and fitness facilities, subject to the applicable ownership agreements. Hilton says the properties may also be entered into a managed rental programme, giving some purchasers a way to let the homes when not in residence.

A rental opportunity should not be presented as a guaranteed financial return. Maintenance charges, service fees, taxation, personal-use restrictions and realistic occupancy demand all affect the economics of owning a branded residence. Anyone considering a purchase should commission independent legal and financial advice rather than relying on marketing projections.

Pricing and next steps for buyers

The developer placed the limited estate collection at prices from the mid-seven-million-dollar range to approximately US$11.75 million as of the July announcement. Those are asking-price indications rather than evidence of final transaction values or current availability. The first three deliveries demonstrate construction progress, while the remaining homes will proceed according to their individual specifications and completion schedules.

Punta Cacique is about more than the finished houses, with a working farm, equestrian facilities and a locally curated village among the wider community elements planned for future phases. Purchasers should distinguish those long-term ambitions from facilities currently operating. The noteworthy 2026 milestone is the physical handover of the first cliffside estates.
