Luštica Bay is marketing a final collection of 48 Marina Village residences above its established 115-berth harbour in Montenegro. The project offers a waterfront-neighbourhood address without limiting every purchase to the multimillion-euro end of the market.

The developer's detailed launch material lists studios from €365,000 and one-bedroom apartments from €564,000, while its broader current Marina Village page quotes starting prices from €400,000. Asking prices and availability should therefore be confirmed for the exact home rather than treated as a fixed tariff.

An elevated connection to the marina

The Mirta collection occupies a position above terracotta rooftops and the waterfront, with a pedestrian route down to the promenade. Marina Village includes five beaches, restaurants and the Chedi hotel, making the harbour part of daily life instead of a distant view.

The release describes studios, one-bedroom homes, duplexes and larger apartments with pools and terraces across three residential wings. The developer says some units have direct sea or marina views, but the precise outlook must be checked against the selected floor plan.

The sub-€1m entry points

The detailed launch quotes studios of 41–52 square metres from €365,000, one-bedroom residences from €564,000 and certain duplexes from €650,000. Two-bedroom homes and three-bedroom penthouses carry published starting prices above €1m.

These amounts are developer marketing figures, not independent valuations or a guarantee of current availability. The official listing also describes staged payment options, which require review of the legal agreement and handover timetable.

Buying beside an operating yachting destination

The established 115-berth harbour and waterfront services provide context for buyers whose time is divided between home and yacht. A residence purchase does not automatically include a marina berth, so separate availability, berth dimensions and fees need checking.

The hero is the developer's official Mirta residence visual rather than an unrelated property. The project currently indicates completion around the end of 2029, which should be confirmed in the individual contract.
